  The warranty that you are referring to is actually the workmanship warranty that the home builder requires of the sub-contractors and is not the King Roofing warranty. Anytime a company, such as King Roofing, performs work for a home builder, a sub-contractors agreement is signed by both parties. In this document the home builder dictates things that include the materials that will be used, the specifications about how the materials will be installed, and the workmanship warranty that is required of the sub-contractor. Although it can vary with each phase of constuction, a one year workmanship warranty is commonly required by the home builder. This agreement is strictly between the home builder and the sub-contractor. It is the home builder that will then decide the warranty that they will include with the sale of the home. This agreement is strickly between the home builder and the buyer. What this means is that if any issues arise within the first year, after the home is sold, the sub-contractor is required to address the issue and make any repairs at no cost to the home builder. If an issue arises after the workmanship warranty has expired the builder is responsible to address the issue. In some cases the builder will simply pay the original sub-contractor to address the issue. The builder may also decide to pay a different sub-contractor to address the issue. King Roofing includes a workmanship warranty that matches the life span of the materials used when the work is contracted directly with a home owner.
