We were in contract to purchase a home in South Charleston, Ohio and our inspector recommended some fixes. Two of the remedies we requested were the surface mold in the attic and an exhaust fan in the master bathroom that was venting directly into the attic. The home owner and the listing agent hired Smith & Sons. Smith & Sons provided a receipt detailing the repairs they made including the damper vent installation to the master bathroom exhaust fan. With this being the first home we've bought, we didn't know to do a final walk through to ensure that these things were actually done. A bit naïve I guess, but I guess we assumed if someone is hired and compensated for doing the job, that they wouldn't risk putting their companies name on the line. Unfortunately, we were wrong. We closed on the house 12/28/18 and on 2/02/19 we noticed a huge water stain on the ceiling in our master bathroom. We called a large, well known roofing company to come out. Initially they said it was likely ice damning from all of the snow we had been having. That is, until they got up into our attic.......This roofing company took pictures of completely soaked roof decking and a video of the moisture reading he did that came back at 55%!! He also advised us that we had a master bathroom exhaust that wasn't connected to a vent and was venting directly into the attic. Yes, the exhaust fan that Smith & Son's claims they connected to a vent. To top it off, the vent was completely covered in insulation! And we were advised that our 5 year old roof on the house we just bought needs replaced! The pictures from the inspection compared to the pictures this roofing company took are night and day in just 5 short weeks! We were so shocked that we didn't want to believe we needed a new roof! We contacted FOUR MORE roofing companies who all came out and gave us the same response, "You're roof decking is soaked! You need a new roof!" Naturally, I contacted Steven T. Smith, the owner of Smith & Sons to tell him what was going on and give him a chance to correct his mistake. He literally LAUGHED when I told him that my real estate agent advised me to seek legal counsel. Steven T. Smith said I should sue the home owner or the inspector but not him. Well, that's ridiculous because the home owner had moved to Florida when he put the house on the market, so he had no way of knowing the company he hired didn't do the job he paid them for. I mean, how often does a company just flat out LIE? And our inspector not only told us of the exhaust fan and the surface mold but provided pictures and recommended we request remedy. Which we did. When we had this roof replaced the roofers were tearing the roof decking above the master bathroom and bedroom off with their BARE HANDS! They said it was so saturated that it was like tearing off a sponge! They didn't need any tools for that part of the roof. We're originally from Columbus, we expect to run across large companies who scam people. We didn't expect it from a small town, small business with it's reputation on the line. Not only does Smith & Son's not back up the integrity of their work, but they could clearly care less about their reputation. DO NOT DO BUSINESS WITH SMITH & SONS ROOFING/HOME IMPROVEMENT!!! THEY WILL TAKE YOUR MONEY AND LIE!! IT COULD COST YOU OVER $16,000 FOR A NEW ROOF!! STEVEN T. SMITH IS A LIAR AND A CROOK!

I bought my house in 2015, Smith Sons was hired to repair the list found by the inspectors which included a new roof and chimney cap. They completed it minus the chimney cap by the time the closing was to take place. I was given word that it would be taken care of. They argued that the cap did not need replaced because it was just surface rust and they could sand it down and apply this surface coating that would last a long time, honestly they admittedly didn't want to replace it because it could open up more work and not be worth their quote they got paid. After many back and fourths even though they were already paid to replace the cap per contract, I agreed to let them do the repair how they suggested. Well it took over a year and almost taking legal action for them to finally do the repair. Fast forward 5 years later and a big hole and drywall section collapsed in the roof of my sun room from a roof leak. They were called and finally came out to look at it. I was told it was the flashing around the chimney. He said he remembers they put a bunch of sealant around it to keep it from leaking. In my mind as a roofer getting paid to put on a new roof shouldn't you have replaced the flashing instead of doing a temp sealant fix. We then asked if they were going to take care of it and were told that it wasn't guaranteed with the roof because the flashing is not part of the roof job. Red flag after red flag. Flashing is part of replacing a roof. This company does bad work, they lie, they don't stand behind their work. A roof should not leak after 5 years and if it does you should stand behind your work. Stay far away from this company!
