    We had purchased a modular house that had an incident on its way to the property. We called after it was set up on the foundation and work started to check what could be for structural damage and any issues with work done currently. Dave is great to work with and very personable! Luckily everything was structurally sound, and Dave also reported other issues we were able to have the construction crew fix the same day before they left. Would highly recommend!

    Nice guy but please do the inspections correctly. On TWO of our houses now that we have bought he has NOT pointed out GFCI outlets. So then, when we have gone to sell these houses, OTHER inspectors have pointed out the outlets that he did NOT point out when we moved in. These run around $60 an outlet that has now cost us on two homes due to him missing this! Isn't this common sense by now? How do you seriously continuously miss these outlets in houses? I also would like to point out that he missed an entire bathroom being illegally hooked up in our basement! Also that the roof was soft and about to cave in (this could have happened during our time of living there.) Due to the entire bathroom plumbing being illegally set up, WE had to pay for this when we went to move because a DIFFERENT inspector found this issue! This cost us around $6,000!!!! They had to dig up our cement flooring, put plumbing in. I personally think we should be reimbursed for his HUGE misses! I would never use him again. Again, nice guy. But I'm not looking forward to paying for these outlets once again that you missed.

    I have to admit I was very surprised and disappointed by your review. It has been over 3 years since your inspection (May 16, 2017) and I never heard from you about any of these issues. As it states in your contract, you are asked to contact me to resolve or answer any questions you may have and you chose not to do so. I have reviewed your report in its entirety. As for your reference to GFCI outlets, I did note their locations in the bathroom and on the exterior at the time of inspection. Based on your review it appears as though another inspector said it was necesssary to install them in locations based on curent code. This is a completely false statement by that inspector. I have confirmed this with our local State Electrical Inspector of Mower County, as well as ASHI and InterNACHI (2 national home inspector associations). Since the house was built in 1984 that is the electrical standard that would be met unless you were doing a remodel. I contacted you on August 5, 2020 via email as I don't have your phone number. I've had no response from you whatsoever on this matter. I am also going to address the illegal bathroom in the basement that you state you had to replace for approximately $6,000. I've spoken to agents that showed your home while it was most recently listed (August 2020) and also through photos of the listing online. I don't see any evidence of that bathroom being replaced. In regards to the roof being "soft" and that it's going to "cave in", I would like to know what evidence you have of this or how you've come up with this accusation as I have photos from your inspection report that shows the roof framing from inside the attic. I take what I do seriously and I don't take false accusations lightly. If you would like to discuss this and give me the opportunity to examine the house, please feel free to call me at 507.438.9825.
